These covenants are designed to create a cohesive, high-end living environment, aligned with the standards expected of New Zealand’s most upmarket subdivisions. Please note that any plans, modifications, or external additions must receive formal approval from the developer to ensure consistency and quality across the community.

Architectural Standards All homes must reflect the estate’s modern executive style, using approved materials. All designs require approval from the developer to ensure a cohesive appearance throughout the community.

Landscaping Requirements Homeowners must maintain their gardens and lawns in a tidy, well-kept condition, with an emphasis on native plants and low-maintenance landscaping. This contributes to the sustainable and upscale aesthetic of the community. Overgrown lawns, invasive species, or neglected gardens are not permitted.

Noise Control Excessive noise is prohibited, particularly between 9 PM and 7 AM. This includes construction work, loud music, or gatherings, to ensure the peaceful living environment of Kotare Estate is preserved.

Minimum build Timeframe All sites must begin construction within 12–18 months of the issue of title to ensure timely development and maintain the estate’s growth momentum.

No Commercial Activities Kotare Estate is strictly residential. No commercial activities or businesses may be operated from any property. This restriction ensures the estate retains its peaceful and exclusive residential atmosphere.

Holiday Rental Restrictions Short-term holiday rentals (e.g., Airbnb) are prohibited within Kotare Estate. This ensures a stable, semi-permanent community and maintains the exclusive nature of the development.
